Dear Shari:
Based on our previous discussions and your suggestions, Developers Diversified Realty
Corp. has re -thought the design and locations for the Family Center At Meridian signs- and
would like to submit the enclosed pylon and monument sign designs for consideration.
The pylon sign would be 3 5' maximum height with up to six copy areas for the tenants
located in the main building complex. Two pylons would be located along Fairview
Avenue spaced between Eagle Road and Records Drive. Another two pylon signs would
be located along Eagle Road spaced between Fairview Avenue and Presidential Drive.
One monument sign would located at each individual pad building and would be solely for
the pad tenant. There are eleven pads sites in Phase I. An example is Texas Road House
located on Pad P-11.

The Certificate Of Zoning Compliance for the above referenced project, noted that "All
signage is subject to design review by P&Z Commission and requires separate permits",
Please note that Condition Of Approval - (I) on page 22 of the Conditional Use Permit
states; "Any and all lighting and signage to be included within the development project
shall be submitted for final approval upon design review by the City of Meridian
Planning and Zoning Staff".
On July 23, 1998 during the CUP approval process, I submitted the pylon sign design
proposed for your review. A copy of the letter and two additional copies of the pylon sign
design are enclosed. The locations for the pylon signs have always been shown on the site
plans that were approved during the CUP process. Seven pylon signs were shown for
Phase I of the project. Four signs along Fairview Avenue and three along Eagle Road.
All tenant and building signs will be submitted for separate review and approval.

I met with Malcolm MacCoy, Planning & Zoning Commission Chairman, to discuss the
proposed changes to the pylon signage at the Family Center. Your original proposal was
to have 11-12 pylon signs that were approximately 25 feet in height. You have since
revisited your sign program and propose a total of two 35 -foot -high (maximum) pylon
signs on Fairview Avenue and two 35 -foot -high (maximum) pylon signs on Eagle Road
for the initial phase of the project, with monument signage proposed for all users
separated from the main "mall" area of the project.
The City has no objection to this proposal provided that the 35 -foot height is not
exceeded and that the total number of pylons for the entire project is limited to three on
Eagle Road and three on Fairview Avenue. The Texas Roadhouse signage is also
approved, subject to receipt of a sign permit application and associated site plan to ensure
sight triangles are not obstructed. Monument signage will still be reviewed On a case-by-
case basis and will not be allowed to displace approved landscaping.
Lastly, once revisions to the sign ordinance are made, all subsequent signage may be
subject to more restrictive requirements than those outlined here. Please call if you have
questions or need additional information.
