" The drawing is a composite of the overall preliminary plat with the recorded Bainbridge No. 1-2-3-4 and Bainbridge Park phases plus the pending Bainbridge No. 5 final plat. To -date, recorded lots are 260 (47% of the approved 552). When Bainbridge 5 is recorded, the lot total will be 287-52% of the project. Comparisons ... Approved preliminary plat - 552 single family lots - 31.53 acres of qualified open space (16.02%) Development to -date (including Bainbridge 5) - 287 single family lots (52% of approved total) - 17.355 acres of qualified open space (55°0 of approved total) Composite – Developed/approved plus remainder of approved preliminary plat - 561 single family lots (9 more than approved pre -plat) - 27.88 acres (3.65 acres less than approved pre -plat as explained below) Differences between the approved and as -of -this -date composite - The additional 9 single family lots is the result of dimensional tweaks in the lots through final platting. Future Action: The 9 "excess" lots will either be deleted through future phases OR added by approval of a revised preliminary plat. Brighton is seeking to acquire the 2.5 -acre lot "gap" in the north -central area of the preliminary plat. That action will necessitate revision of the plat, affording the opportunity to address the lot totals. The open space reduction is the result of, first, the 1.24 -acre deletion of a 15 -foot pathway corridor along the southern project boundary which anticipated a matching 15 -foot corridor from the property to the south. That deletion has been approved by the City Council. Second, the approved pre -plat open space calculations included a 15 -foot landscape easement/buffer (1.78 acres) along the north side Tree Farm Way/Lost Rapids Drive collector roadway. A 12 -foot buffer has been improved along that frontage—BUT not as a platted common lot. Thus, it is not counted in the composite calculations. As a result of the two changes noted immediately above, the original project open space of 31.53 acres is reduced to 28.51 acres versus the composite's projected 27.88 acres—for a "net loss" of 0.63 acre. Future Action: Anticipate that additional plat adjustments will gain back some or all of the 0.63 -acre (-1.9%) difference; but also note, for the record or by Council approval of future plats, that the project remains in "substantial compliance" with the approved preliminary plat open space calculations. I trust this information adequately addresses the condition, enabling Brighton to proceed with future project phases, including Bainbridge 5.
