The geotechnical report prepared by Site Consulting, LLC File # 18006-A page 2 dated 2-21-18 states that "Groundwater was not observed in any of the test pits (12-15-17). Well logs available on the Idaho Department of Water Resources web site indicate that groundwater on subject property is between 85' and 105' below the existing ground surface." Our design street CL elevations on this project are set to range from approximately 3 feet below to 3 feet above existing ground surface. The unneeded utility easement traversing the site was relinquished by the City of Meridian with the non -ROW easement between Lots 7 and 8, Block 2, reestablished to provide sewer service for Kentucky Ridge Estates Subdivision. The Final Plat for Timberline Subdivision Phase 1 conforms to the approved Preliminary Plat. Additional open space has been created in Lot 2, Block 1 adjacent to the originally proposed open space in Lot 8, Block 1. `Tot Lot' equipment illustrations for Lot 10, Block 1, are included in the application materials. Building elevations submitted with the Preliminary Plat Application will provide the general aesthetic standard for homes constructed in the subdivision. An updated landscape plan (March 12, 2018) is included in the application packet. This plan shows tree mitigation as determined by the Meridian Arborist and Stack Road Group during an on-site meeting during the fall of 2017. Direct lot access to West Victory Road will only be as shown on the preliminary plat. The applicant will be constructing the agreed upon sidewalk stub along Victory Road at Stoddard with Phase 1. Landscaping in the street buffers will be installed with Phase 2 of Timberline Subdivision. The underlying parcels have changes and a `new' Parcel Verification is include in the application materials to accurately reflect the area specifically associated with Phase 1.
