This application seeks approval for a single story addition of a modular structure. The property currently located at 2161 E Lanark St., Meridian, Id is operated as a reinforcing steel fabrication plant. With the approval of our proposed addition, the use of the property would not change in any way. We are requesting a building permit in order to add approximately 924 sf of office space. The additional structure would be placed 20 ft east of the current building. The structure would not be intended for general public use. It would house our detailing department which has little interaction with customers within their personal work spaces. The proposed structure would be provided a covered walk way and a concrete pad between the two structures to minimize the impact on personnel during inclement weather. We do not expect the additional building to increase traffic flow in the area in any way. The proposed structure would be painted to match the existing building. The proposed structure would be provided a covered walkway with an ADA access ramp. No additional signage would be provided as the addition would be behind a fence and accessibility would be limited through the existing structure. Parking lots would not change from what is currently provided due to the existing parking being more that what is required for the site. As part of our application we are requesting exemption from any requirements that may exist to add curb and sidewalks. Our location is a low traffic industrial area on a street that dead ends with no existing curbs or sidewalks at any location.
