To Whom It May Concern;
I would like to say “Thank You” to all those that have been involved and part of the CUP
process with us. It has been a pleasure to work with each of you, and we are grateful for your
help and guidance in this process, please know you are each truly appreciated.
I’m writing to primarily ask that you would consider allowing us to meet/adhere to the design
standards for an industrial zoning, verses the commercial standards noted in the staff report.
I ask this for the following reasons:
1. This lot (3600 W. Nelis Dr.) is currently zoned as industrial, and the lots to the north and
east are zoned industrial. In addition, the sewer treatment plant to the north is zoned
industrial as well.
2. Due to the positioning of the building on the lot, and the required additional
landscaping buffer to screen parking per our preapplication meeting notes, the building
will not be seen very well from the street or by the public.
3. The project cost exceeds 5 million dollars and it is our concern that being held to the
stricter commercial design standards will add cost to the project. It is our intention to
create a structure that is very appealing and designed well within the standards for
design in an industrial zone.
4. Although lots to the southeast and south are zoned commercial, the overall project both
building and landscaping will be an enhancement to the sub division, and all the future
development opportunities.
5. It is our intention to make a very nice looking and appealing building within the
Industrial standards guidelines and intend to be diligent in the maintenance of the
property.
