Property Description Narrative
Brian Zimmerman is seeking annexation of his property located at 1775 West Pine Avenue,
Meridian, Idaho 83642 (the "Property"). The Property consists of three parcels, and is currently
located within the Ada County boundary limits. The proposed use of each parcel is described
below. Please see the accompanying map for parcel number identification.
Parcel 1 (Residential): Mr. Zimmerman's residential property is located on Parcel 1, where
he resides with his family. Mr. Zimmerman seeks annexation of Parcel 1, to be zoned for
residential use.
Parcel 2/Parcel 3 (Autobody Shop): Mr. Zimmerman operates an autobody shop on Parcel
2. The business has been operated for several years, and services approximately one to two
vehicles per month. The shop operates approximately three to four days per week. All power
tools are used inside the autobody shop to not disturb the surrounding neighbors.
As the vehicles arrive on Parcel 2, they are immediately moved behind the existing fence,
so they are not visible from the street. If the vehicle is a semi -truck, Mr. Zimmerman removes the
front, wheels it into the autobody shop, and closes the autobody shop door. Upon completion of a
vehicle, the vehicle remains behind the fence until the customer arrives to pick it up. There are no
business vehicles parked or stored in any area visible from the road. Mr. Zimmerman has been,
and will continue to be, in compliance with the City of Meridian Ordinance 11 -4-3 -3 7, regarding
Vehicle Repair, Major and Minor.
Parcel 3 is a small strip of land located on the western side of the Property.
Mr. Zimmennan seeks annexation of Parcel 2 and Parcel 3 into the City of Meridian, to be
zoned for light industrial use.
