Centrepoint Way and South of Jasmine just north of Hobby Lobby. The portion of the project under review is Phases 1 and 2, and the community center. This encompasses 7.32 acres with 139 multi -family dwelling units, significant open space and amenities. At the core of the su bdivislon, the clubhouse provides a social hub and anchor io many of the site amenities. The 1500 SF clubhouse offers a recreation room, gathering room with fireplace, office and restrooms that lead out to a patio overlooking the pool and other amenities. Amenities provided throughout the subdivision include clubhouse, pool, soccer field, playground, dog park, open space, pathways and shelters. The proposed development has been designed to meet the Conditions of Approval and Modifications to the Development Agreement set forth by the City of Meridian staff. These site specific conditions that are met include: 1. Conditions of Approval a. Development of site shall comply with preliminary plat, site plan and building elevations that were submitted. b. The 20 -foot wide street buffer along N. Centepoint Way and the 10 -foot wide street buffer along Jasmine Lane are required to be placed in separate common lots or permanent dedicated buffers. c. The 6 -ft tall vinyl privacy fence along the northern boundary shall be depicted at the back edge of the street buffer. d. Depict a pathway connection at the west boundary of the site to the pathway stub in Champion Park Subdivision. e. Provide a minimum of 4.25 acres of common open space for the development. f. Amenities located near phase 4 (swimming pool, community center, shelter and playgrou ndj shall be constructed with the first phase of development. g. The design and locations of the trash enciosu res are required to be approved by Bob Olson with Republic Services. h. Water main in "Street B" needs to be connected to the water main in Centrepoint to avoid dead end. I. Water and sewer shall be extended to and through for adjacent properties. 2. Modifications to Development Agreement a. The building was designed with similar materials, colors and architectural elements that reflect the residential units within the subdivision. Similar design elements Include brick, stucco, stucco bands and roofing material. Both the clubhouse and the residential units utilize the pitched roof element to highlight the entrance. b. Building Scale The clubhouse is a proportionate siz¢ providing adequate space for indoor community amenities leading out to outdoor amenities. It is to an appropriate scale in respect to nearby residential buildings by keeping to a one-story design. c. Buliding Form The clubhouse utilizes modulation of the front entrance and back patio to break up the building mass. Columns in the front provide more d¢pth to the modulation and emphasize the point of entrance. Brick, a heavier material, located at the base of the building provides an anchor to She building, conveys a sense of permanence and a transition to landscape. The brick wraps around the entirety of the building and has a stucco band on top to frame this material, eliminating the appearance of a thin veneer. The pitched roof at the entrance creates a focal point and interest in design. d. Architectural Elem¢nts The clubhouse has many architectural elements to create an interesting and quality design. Stucco framing creates a transition between the brick and stucco siding mateNals. The entrance includ¢s columns with brick, recessed lighting and corbels to add unique architectural design elements to maximize design. The windows are anchored through the use of trim. The two field colors are Smokey Mountain by Interstate Block for the brick antl Sandbar for the stucco. The trim color is West Highland White for the stucco band. And the accent color is Dovetail for the vertical stucco bands. Landscaping and fencing will work together to hide/screen mechanical equipment for both the building and pool. f. Signs and/or Lighting Signage welcoming residents and visitors to the subdivision will be located at the entrance. A site map will also be installed to direct people to the clubhouse, amenities and residential units. The design and specific locations of such signs are forthcoming. Lighting along N. Centrepoint Way is already constructed. The clubhouse front entrance and back patio will include recessed lighting to create a safe environ mens for residents and visitors during The night hours. Additionally, a 12' Holophane site light will be placed near the northeast corner of the community center and a 20' Lithonia area light will be installed in the northeast end of the parking lot. 2. Parking Lots A parking lot is centrally located near the clubhouse with access off of N. Centrepoint Way. Seven parking spots, including one van ADA spot are proposed to serve the community center. 3. Pedestrian walkways and facllitles Ample pathways create a network to connect the clubhouse with all amenities and residential units. The pathways not only connect to the private residential units, but also provide a link to the public road N. Centrepoint Way. Pedestrians will have a sense of connectivity throughout the community while maintaining a safe environment.
