Dear Design Review,
The following project narrative is in to reply
to the Certificate of Zoning Compliance
application checklist requirement for
application.
The Proposed Use of Property -
The proposed overall facility will conform to
the use defined in the current City of
Meridian C-C Flex space classification and
standards as per Chapter 4of11-2B-2 & 11-
4-3-18.
The overall front office space (both tenant
spaces considered) is 29% of the total
square footage with the remainder being
light industrial I warehouse space.
The western most tenant 1 space will be the
World Headquarters for Big D Builders Inc.
The easternmost tenant 2 space is currently
vacant, however the use and tenant will
conform to the requirements of use
previous ly defined .
The back portion of the lot will be used to
dynamically store metal building materials
and supplies on an as needed basis. This
area will be fully screened with a privacy
fence as required per the design standards
code.
Along the back southernmost property line
a covered storage structure will screen the
internal rear yard further and will provide
covered storage for light equipment and
other metal building construction
machinery.
Privacy gates located on either side of the
building will provide screened views from
the north .
