Certificate of Zoning Compliance and Design Review Letter:
Bonito is a subdivision located off Overland Rd. near Eagle Rd. This subdivision is an up and coming area
of Meridian with lots of development going on. It was our intent to enhance this development, matching
with similar materials, but having some added features so as to break up monotony within the
subdivision. We've added features to the existing building to help break up the fapade, as well as define
the separate entrances into the tenant spaces.
With wall fapade modulations, brick accents, various fenestration assemblies, etc., we feel the beauty of
the building is well within the guidelines and criteria of the Meridian Design Manual. However, we will
address each item below as it might relate to this building:
Architectural Character:
a. Facades - there are enhancements such as changes in plane with recessed entries,
pilasters, varying parapet heights, etc. We have varied the color and materials as well.
b. Primary Public Entrances - adding new pop outs to highlight each individual entrance
helps to break up the fapade as well as make the building more user friendly, with the
entrances being clearly marked and understandable.
c. Pattern Variations - the differences in wall undulations, materials and colors creates a
cohesive tapestry of natural elements.
d. Mechanical - the new mechanical equipment will be located on the roof and will be
screened by the parapets. The ground level mechanical equipment is existing and is
screened by a brick wall near'the building.
2. Color and Materials - the addition uses similar colors to the existing building, while still bringing in
new accent colors and materials to create more interest across the fapade.
Cohesive Design -
This building is similar in finishes, style, and scale to the existing buildings within the surrounding
neighborhoods. Connectivity is present through unified use of existing drives and walkways throughout
the area. Our project building relates well to the overall character and intent, while still allowing for some
noticeable differences between each structure in the subdivision.
