Dear Mr. Parsons:
Attached to this letter is a PRELIMINARY DRAFT CZC and DR application for the apartments at Linder &
Overland Roads. This application includes parcel S1223120620. This property was annexed and zoned under
application AZ‐06‐031 (DA#107074205). Other previous applications include MDA‐08‐004 (DA#111102269),
MDA‐12‐009 (DA#113077158) and DA Modification H‐2017‐0093.
The project consists of 19.5‐acres, zoned TN‐C. The proposed development consists of a 336 unit, 3‐story
apartment development in 14 buildings. The project will develop in one phase. Buildings all will be under 45
feet in height.
Access to the development is via the roundabout at S. Spanish Fork Way and W. American Fork Drive. A
secondary, emergency vehicle only, access is provided from Overland Road. All driveways within the
development will be private.
The site plan includes a minimum building area of 297,000 SF. This includes approximately 288,000 SF for
the apartment buildings and 9,000 SF for the clubhouse/community building.
The amenities provided with this development will include:

Large consolidated lawn areas, exceeding minimum open space requirements
ACHD ponds will be landscaped and aerated.
The project is designed to be both authentic and fresh; employing a contemporary farmhouse style. The
design concept seeks to employ modern elements where appropriate, while incorporating more traditional
regional design cues from similar local projects. Apartment buildings with board & batten fiber cement
siding under cleanly detailed gable roofs emphasize the area's agricultural roots. Balconies with horizontal
wood railings, accent siding and articulated corner features add variation to the elevations and help to
promote wayfinding. The overall forms are generally gabled but with vertical and horizontal articulation to
break the 3‐story masses into smaller volumes. In addition, the roof is modulated and timber structural
elements are employed. These details bring a traditional, regional character to the buildings and emphasize
the breezeways as unit entry locations. The buildings are given an earthy base with an integral band, acting
as a horizon of‐sorts, dividing the lower base from the upper body.
The heart of the project is a community building that serves to bring residents together and provide a sense
of place. Designed to complement the residential buildings, and at the same time stand on its own, this
clubhouse is both a lifestyle center and the entrance to the community’s core. Lounge spaces, a community
prep kitchen, TV and game areas, along with a swimming pool and spa are provided for residents. The
clubhouse building will also contain leasing offices, a mailroom, and restrooms. Barbeques and sheltered
picnic areas are spread between buildings along with other common amenity features, a dog park and
thoughtful landscape features. Masonry in both structural and expressive ways is employed throughout
these elements and at refuse enclosures and site walls.
Platting is not required or planned.

Through the use of architectural elements such as recessed
balconies, railings, belly bands and landscaping we have aimed to
provide a complementary and proportionate level of design to all
public oriented facades.
Per the exterior building elevations we have provided the
required façade modulation in terms of balcony projection,
recessed balconies and wall projection.
Per the exterior building elevations we have provided the
required façade modulation with the sum of all projections and
recesses equaling a minimum of 20% of the total horizontal wall
span.
We have followed the 1’-0” minimum dimension for all of the
required projections and recesses.
Per the exterior building elevations we have provided a
combination of material type, color variation and banding (belly
bands) to distinguish the ground levels from the upper.
Per the exterior building elevations we have utilized color,
material, and material orientation to help visually place the
heavier elements at ground level. By providing a darker color
and horizontal orientation, the lap siding elements visually
appears heavily in contrast to the lighter color and vertically
oriented Board and Batten siding element.

helps to break up the elevation and dierentiate between
bedrooms and living spaces.

the main extruded gable form as seen in the front and rear exterior

gable sections at the right and left exterior building elevations as well as
the extended shed elements over the breezeway entrances.
We have provided a complementary and proportionate level of
roof form and detail through the use of various roof extension
elements along the public oriented facades in conjunction with
supporting timber detail elements.
Per the exterior building elevations we have aligned roof forms/
extensions with primary and secondary building elements such
as recessed balconies and breezeways and timber supporting
elements at the breezeway and unit balconies.
We have provided the required minimum roof pitch of 5/12.
We have provided a minimum 18” roof overhang beyond the
face of the exterior wall which is greater than the required 12”.

primary building entries with the use of roof extensions in
conjunction with timber supporting elements that are
proportionate to the human scale.

provided various pedestrian pathways throughout the site
including access to individual units through primary building

protection to residents through the use of roof extensions at
these primary building entries. Furthermore, they have been
incorporated into the overall building design by using like
materials and design elements such as timber supports.

consistent material palette throughout the project that
incorporates durable materials with complementary colors.
Per the exterior building elevations we have distinguished
between eld and accent materials by the use of quantity,
color, material orientation and location.

of how materials start and stop both in the vertical and horizontal axis.

material at an inside corner to help perceive a thicker/ heavier element.

direct pedestrian views inwards to highlight various landscaping areas.

Our Comments:
Architecure and Heritage
We feel that our project relates to the overall architecture and
heritage of the region in a series to elements.
- Even though not listed, we believe that staying true to the
nature of the materials and forms used in the architectural
expression is paramount. The buildings shown here appear
to be constructed using materials and techniques derivered
from their surroundings. Pitched roofs, long simple gables.
repitition/ organization of openings, lap siding, and shingle
roofing to name a few are all elements in which we have
taken care to include into our building design.
Our Comments:
Building to Scale
The proximity of which the public and private population
experience the project and all of it’s elements is an import-
ant factor. By pushing the buildings away from the sidewalk
whether within the community or at it’s perimeter, this
allows for various scaled elements such as landscaping,
patios, and railings to act as a buffer between the hardscape
of the parking lot and the 3-story buildings.
Our Comments:
Neighborhood Design
Even though our project is not located within a TND desig-
nation, we believe that incorperating neighborhood elements
into our communities is an important aspect. Our project re-
lates to the important element “Streetscape” by pushing our
residential buildings away from the parking lot, this provides
an improved streetscape appearance full of landscaping and
private patios.
Our Comments:
Street - Oriented Design - Residential
As our primary street frontage is adjacent to Overland Road
the separation between the property line and the buildings
has been increased for resident safey as well as resident
comfort. We have provided ground level patios with railing
enclousres at all residential buildings. This presents a nice
level of detail not only to the resident but as also to the
public.

Base, Body, and Top
We feel that we have provided an appropiate response to
the base, body and top elements described here within our
building design. The Base of the buildings incorperates the
use of material, orientation, location and color at the 1st and
2nd levels to help ground the structures. The Body of the
buildings again utilizes material orientation and color to pro-
vide a visually lighter appearance. The Top of the buildings
are represented through the use of roof form.

Through the use of patios, roof elements - including screen-
ing of mechanical equipment and materials we feel that our
project and the design elements described here have been
addressed in our buildings.

We feel that our project and it’s design elements compli-
ment the immediate surrounding architectural form and
character. The single family residential neighborhood to the
East of our project utilizes similar roof profiles, building ma-
terials and colors. In terms of building facades and building
heights we feel that we have provided a design within the
guidelines set forth here.

GATHERING BALANCING CLIMBING
Draco invites children to a challenging climbing expedition. At one end
solidly xed to the ground by a curved climbing plate oering both
shelter and activity, Draco bends into the Asteroid Belt with its hanging
and almost mountaineering facilities. The stabile on the other side
oers a meeting place and a shaky spot all in one. The route continues
through the Meteor Shower where concentration and agility are
demanded in order to travel along the ropes and the multi-coloured
orbs. The journey ends in a stabile with Play Shell in combination with a
rocking tube and Jacobs Ladder.

Multi-family apartment complex of fourteen
24-unit 3-story garden style residential
buildings (total 336 units), with related
civil, landscaping and common amenity
improvements, including a single-story
community clubhouse, swimming pool &
spa, garage buildings & covered carport
structures, and property maintenance
building.
Through a contemporary farmhouse design
the project maintains a rural feel. Buildings
with board and batten siding under clean
gable roofs sit comfortably with the areas
agricultural roots. Balconies and accent
siding add variation to the elevations and
allow the project to be both compelling and
coherent. Interwoven community pathways
allow residents to explore and discover
various amenites clustered throughout the
site.
A central gathering space and pool are
nestled in the heart of the project and give
residents a sense of community and place.
The elegant and modern design of the
clubhouse building both complimenting and
expanding on the projects contemporary
rural feel.
