Broadway Ave., Suite 102 Meridian, ID 83642 Project: Carl’s Jr. at Chinden + Linder Crossing Our file: OA+D #170301 Re: Alternative Compliance (CZC/DES A-2017-0286) Dear Planning Staff: We are requesting an Alternative Compliance for the landscaping for Carl’s Jr at Chinden and Linder Corssing. The site requires (8) trees along the western landscape buffer per code requirements. We are only able to locate (3) Class 2 trees in the landscape buffer along the west side because of a 10’ wide gravity irrigation easement that runs the length of the west property line. We have located (3) additional trees in the northern landscape buffer to make up for some of the trees that cannot be planted along the west buffer. We have also provided vegetative cover beyond the code required 70% coverage. The shrubs, perennials, ornamental grasses and ground covers provide 100% vegetative coverage within our site. We believe the overage on plant material coverage (297 total plants) offsetsthe (2) additional trees that Staff has required. In regard to the proposed east side tree plantings (Class 1- Eastern Red Buds) along the Einstein’s Oilery property, the spacing and layout will be addressed during the construction document/ building permit process by the landscape architect. The exact locations and the coordination of the adjacent properties’ trees with our site’s trees will be specified.
