I have updated the specific information and quantities in the narrative. We added a phase line to the landscape
plan and I attached a new pdf, if you need new hard copies please let me know. We felt it was important to include all of
the Movado Development information because we are adding to the larger project, I did remove some of the
apartments information. Please see my comment below in red. Let me know if you need anything else. Sorry for the

Laren, I’m going through your Movado Greens Phase 1 application and I have concerns moving this forward without
some additional information. The information or documents that I need are as follows:
1. I need a phase specific landscape plan. The plan needs to call out the amount of open space in this phase and
how that relates to the overall open space for the subdivision. Please find the updated Landscape Plan with
Phase lines depicting phase 1 and 2 of the project.
2. I need additional detail the amenities for this phase. The narrative indicates what the amenities will be for the
overall project, but the neighborhood park as noted in the narrative isn’t even part of this phase.
You are correct the park and amenities are located in phase 2 of Movado Greens. We felt that it was important
to keep the context of the larger development in the narrative, because this phase does not meet the open
space and amenity requirements without being a part of the larger development. I did remove some of the
information about the apartments.
3. Please revise the narrative to reflect the subject application and remove anything that is not applicable. The
narrative needs to call out the amount of open space in this phase and how that relates to the overall open
space for the subdivision. The amount of open space in this phase is listed on page 5 of the narrative at 0.30
acres.
4. The application is missing information on density for the phase, minimum property size, etc.
Area of phase 1 = 6.40 ac
Gross Density = 8.59
Net Density = 11.00
Minimum Property Size = 3,200 sqft
Average Property size = 3783 sqft
Open space = 0.30 ac.
% of open space = 4.68 %
Please get this information/plan to me as soon as you can and call with any questions.
