Hello Josh and staff,
We have had an opportunity to review the staff report for the final plat on Blakeslee Commons No. 1. We agree
with all conditions noted by Staff with exception to the following paragraphs that we have commented on
below.
It is our understanding after speaking with Garrick Nelson in Public Works that he is going to eliminate a
portion of condition:
VI. 19. A public mainline easement shall be required within the private driveway between Lots 2-3- and
4-5, Block 4, for a possible
future mainline connection to adjacent properties.
In reference to condition:
VI. 6. Include fencing adjacent to all micropath connections to distinguish common from private areas,
per UDC 11-3A-7A.7.Provide a detail
fence plan with each subsequent final plat application. Specifically, no fencing is shown along Lot 1,
Block 1; Lot 3, Block 2, and Lots 1, 6 and 13,
Block 4. The applicant shall provide updated plans prior to signature on the final plat.
We would like to have the opportunity to apply for an "Alternative Compliance" on the fencing in the
community as it is designed for Active 55+ homeowners with small backyards of 12 ft. This open space park
area will allow for more circulation and encouragement for use, socialization and mingle with neighbors out
their rear yards as was designed. The other small common open spaces create unusual situations that would be a
deterrent to the look and feel of the homeowner's lots to fence them off. They do not pose a risk of increased
safety or crime for the neighborhood.
These paragraphs below in the code for Alternative Compliance are applicable to our project.
b. The site involves space limitations or an unusually shaped lot;
e. The proposed design includes innovative design features based on "new urbanism", "neotraditional design", or
other architectural and/or site designs that promote walkable and mixed use neighborhoods; (Ord. 09-1394, 3-3-
2009, eff. retroactive to 2-4-2009

We look forward to a positive consent for approval from City council and working with you in the future on the
successful completion of an attractive 55+ community addition to the City of Meridian.

meeting.
If you are in agreement with the conditions of approval contained in the staff report and you
submit a written response accordingly by Thursday at 3:00 pm, your item will be placed on the
consent agenda; consent agenda items are passed in one motion by the Council at the beginning of
the meeting. Note: If you are in agreement with the staff report, it is still recommended you
attend the meeting in the event the item is pulled off of the consent agenda.

If you do not respond to the staff report by Thursday, or if you have concerns with the conditions
of approval, your project will be placed on the regular agenda.
If you get this to me today before 3, I can get it on the consent agenda. Sorry, we were
needing to ensure that the easement would work having not seen it before.
