Fortunately, we are able to make a minor adjustment to the plat to delete the west frontage and obtain frontage on the Pond lot south boundary. Thereby changing the interpretation of the "front" and the "rear" for the lot and the outbuildings are now in the "rear". As discussed, we are proceeding with a PBA to slightly adjust the property line between this property and the Ponds adjacent property to obtain the required 12 foot rear setback with very minimal adjustment to the acreage of .014 acres (607 SF). taking the overall final plat acreage from 4.82 acres to 4.83 acres.
