SAGEWOOD COMMONS SUBDIVISION (SHORT PLAT)
WRITTEN NARRATIVE
Russell D. Hunemiller and Dirk Marcum are requesting a short plat to resubdivide Lot 1, Block 2
of Sagewood Subdivision as four separate building lots for the Sagewood Commons
Subdivision. Construction of the foundations for all four buildings is complete, and building
construction is about to begin. The resubdivision will allow the office buildings to be sold
separately to interested parties either for their own businesses or as investments. The approved
site plan, landscape plan and building elevations from the Certificate of Zoning Compliance are
attached.
The property is located south of Overland Road and west of Stoddard Road on 1.91 acres. The
property was annexed in 2014 under Ordinance No. 14-1603 with a zoning of L -O. A
development agreement was entered into as a condition of annexation (Instrument
No. 114034776).
Sewer and water and cross -access easements have already been dedicated for the development.
The project is in conformance with all requirements and provisions of the UDC and conforms
with acceptable engineering, architectural and surveying practices and local standards.

Plats at Pages 15846 through 15848, records of Ada County, Idaho; being located in the NW '/4 of
Section 24, T. 3 N., R 1 W., B.M., Ada County, Idaho, and more particularly described as follows:
Commencing at the N '/4 corner of the said Section 24, from which the NW corner of said
section bears North 89°07'22" West, 2655.69 feet; thence along the north boundary of the NW '/4 of
said section North 89°07'22" West, 677.82 feet; thence South 00°41'28" West, 60.00 feet to a point on
