Box 405 Boise, ID 83701 208.908.1609 MEMORANDUM TO: Joshua Beach, Associate Planner FROM: Penelope Riley DATE: January 8, 2018 RE: TIMBERLINE SUBDIVISION PRELIMINARY PLAT UPDATES FOR JANUARY 18, 2018 HEARING UPDATED PRELIMINARY PLAT AND LANDSCAPE PLAN SURFACE IRRIGATION WATER INFORMATION Please find attached the updated materials for Timberline Subdivision and discussion below. PRELIMINARY PLAT The southeast corner has been reconfigured so that the 3 buildable lots and the 1 common lot will be accessed by a shared/private drive. The pavement will be 24 feet wide in compliance with City Code and we are not proposing a sidewalk due to the short distance of the access drive and the limited number of users. Phase 1 is shown on the attached Page 3. We are happy to assist in any way with the vacation of the sewer/water easements that are no longer needed. The legal and the exhibit have been submitted to the City. Please advise. We are proposing to move one of the common lots to a more central location — this will be a swap of Lot 34, Block 2, as a common lot to Lot 24, Block 2. This update is shown on the attached drawing. We believe this location is better for the Phase 2 residents with its more central location but away from Victory Road. Please see the attached Page 2. The full plat sheet (Page 1) includes a Common Lots Table indicating where the lots are located and the area of each of the lots as well as the total common lot area for the subdivision PRESSURIZED IRRIGATION Attached is a letter from the project engineer providing information about the availability of surface firigation water for irrigating the subdivision. It appears that there is sufficient water to serve the subdivision. LANDSCAPE PLAN Attached is an updated Landscape Plan for Timberline Subdivision. This landscape plan matches the most recent preliminary plat and shows the proposed plant material for each of the common lots as well as the Victory Road buffer area. LAND USE PLANNING • DUE DILIGENCE - INDIVIDUAL ASSESSMENTS The applicant will be providing additional information on the amenities proposed for the common lot with the community gathering / BBQ / covered picnic area. I will forward this information to you as soon as it is available. CONSTRUCTION TRAFFIC The applicant understands the neighborhood concern with construction traffic. It has always been their intention to route construction vehicles through the "Phase Z" area and down to Phase I rather than the vehicles traversing the existing neighborhoods.
