The project is proposed on a fully improved site with utilities, curb and gutter and parking in place The building pad is approximately 6,683 sf within the total site area of about 0.590 ac. The proposed building is planned to be 2,849 sf, single story with a maximum height to top of roof ridge is approximately 24' at the highest point. The fagade has significant variances in plane and height, texture and color. Parapet roofs are mixed with sloping flat plane roof in varied orientation. Building materials are two warm earth toned stucco and wood siding with a darker warm brown metal roof. The color palette is planned to be compatible with the adjacent completed property but having its own identity. Landscaped area on the building pad and including the parking islands not yet landscaped is approximately 5,632 sf. There is no lawn on the pad sight but significant effort has been put forth to provide variety of shape, size color and texture of plant materials and trees.
