Broadway Avenue, Suite 210 Meridian, Idaho 83642 Re: Certificate of Zoning Compliance Application The Ambrose School Phase 6 Great Hall and Classroom Addition Planning Staff: The Ambrose School respectfully requests Certificate of Zoning Compliance approval of a 23,065 square foot Great Hall, kitchen, and six classroom addition to be located south of the first five phases of the existing private school building. With completion of the Phase 6 Addition, the total gross floor area of the school will be 80,953 square feet. The site's increased off-street parking capacity to 195 spaces exceeds the City's parking requirement, based on the total gross floor area of the facility, by approximately seventeen percent. With the exception of the Phase 6 Addition, related parking lot expansion, and trees along the east property line adjacent to the sports field (see attached letters), construction and landscaping reflected on the accompanying site, landscape, and building plans remains substantially the same as previously submitted and approved. Please see the accompanying Design Review Application and narrative for a more detailed discussion of the exterior design of Phase 6. This is the final phase of The Ambrose School's main building. As such, the new, permanent south elevation includes a secondary building entrance and incorporates signature architectural features that reflect the distinctive architecture of the building's first phase and its dramatic main entrance. The Ambrose School thanks you for your consideration of this Phase 6 Certificate of Zoning Compliance Application. Please feel free to call with any questions or comments. Riverwalk Dr. Boise, ID 83706 Dear Wayne, SCHOOL When The Ambrose School was built in 2009, a row of trees was planted on the east side of our ball field near the property line fence between Ambrose and the residential area to the east. With the permission of the homeowner's association governing the residential area, these trees were removed at a later date to provide additional space for our lacrosse practices and games. Please see the attached memo stating that the homeowner's association is fine with no longer having trees along the fence that separates the school property from the residential area. Tha you, l Vander eest Headmaster K-12 Classical Christian Education I Take every thought captive to Christ. wwwTheAmbroseSchool.org 1 6100 N. Locust Grove, Meridian, ID 83646 1 (208) 323-3888 October 20, 2017 To: City of Meridian Community Development Department In May 2014 we were made aware of and approved the removal of several trees on the east side of the lacrosse field at The Ambrose School. The President/Head of The Ambrose School informed us - Dave and Luanne Dean, President and Secretary of the Three Corners HOA, respectively - of the upcoming action in a personal meeting in our home at that time. The tree removal was required to provide the needed lacrosse playing area and assure player safety. If the lacrosse field is changed in the future, these trees could be added back in to the landscape. Thai you for your consideration of this action. Broadway Avenue, Suite 210 Meridian, Idaho 83642 Re: Design Review Application The Ambrose School Phase 6 Great Hall and Classroom Addition Planning Staff. The Ambrose School respectfully requests Design Review approval of a 23,065 square foot Great Hall, kitchen, and six classroom addition to be located south of the first five phases of the existing private school building. Architectural Character All three of the exterior facades of the proposed Phase 6 Addition will match the school's existing architecture with respect to massing, form, materials, colors, detailing, and fenestration, thereby resulting in a cohesive and harmonious architectural composition that will complement previous building phases. Because this final phase of The Ambrose School's main building includes a new secondary building entrance, the south elevation incorporates many of the distinctive and dramatic architectural elements used at the building's existing main entrance; a tall gable end wall, large gothic arched window, and arched entrance porticos. Architectural Elements and Materials The exterior walls of the Phase 6 Addition will feature light taupe -colored stucco with off-white colored stucco wainscot, accent bands, pilaster caps, window sills, and lintels. This motif is the same as employed on Phases 1 through 5 of the building. As with Phases 1 through 5, parapet walls on the addition are of sufficient height to screen roof -top equipment. Narrow windows with dark, bronze colored frames are incorporated on the east fagade, and two gothic arch portico openings and a massive gothic arch Great Hall window are employed on the south fagade. Stone veneer pilasters are repeated on the highly visible south and west facades. The roof of the Great Hall space and entrance porticos will employ composition shingles of the same style and color as on previous building phases. RIVERWALK DRIVE, BOISE, IDAHO 83706 PHONE 208-336-3443 FAX 208-336-3680 WWW.LKVARCHITECTS.COM Siting and Landscaping The project includes a net increase of sixty five additional off-street parking spaces with internal landscaping matching the plant palette already utilized on the site. Additional sidewalk and paved patio space around the perimeter of the addition is also included. A new masonry trash enclosure, painted to match the building's primary stucco color, will be constructed at the southeast corner of the expanded parking lot. On behalf of The Ambrose School, thank you for considering this Phase 6 Design Review Application. Please don't hesitate to call with any questions or comments.
