Dear Madam Mayor and Members of the City Council:
On behalf of the applicant, Volante Investments LLLP, the Staff Report for the above referenced
Development Agreement Modification application has been reviewed and we are in agreement
with all of the conditions of approval except for Item 5.1(e)(i) on Exhibit A.4 on page 13. We
cannot agree to provide vehicular interconnectivity between the lots.
We will make every attempt to provide cross -access easements and interconnectivity between
the larger lots on the freeway side of the subdivision, but it would be problematic to provide
vehicular interconnectivity for the lots to the south of Bird Dog Drive.
We respectfully ask that the requirement for interconnectivity be removed.
As required on page three of the Staff Report, we have attached a revised narrative, renderings
and photographs which reflect a sampling of the type and quality of building we propose to be
constructed in the subdivision.

Building Design Cohesiveness
Swindell Subdivision — Development Agreement Modification
MPP16-0005/AZ-15-010/PP15-013/RZ-15-011— Approved April 5, 2016
It is the intent of the applicant that the buildings within the Swindell Subdivision be of good
quality and share common elements which will provide a consistency and cohesiveness to the
development. The intent is to create a development of the quality of the Sliverstone, EI Dorado
and the Majestic theater developments, although on a smaller scale. The buildings will not be
cookie cutter and will feature varied architectural design, but will share architectural accents
with the incorporation of modulated and articulated exteriors and ample and varied
fenestration. The buildings will share accents of stone, masonry, metal or stucco similar to
other buildings in the general area of Locust Grove and Overland.
All buildings will be subject to the review and approval of the subdivision architectural review
committee and the City of Meridian architectural review process. There will be significant
review and oversight of the design for each of the buildings ensuring the desired consistency
and cohesiveness.
Attached are photos and renderings which depict buildings similar to those which will be
incorporated into the buildings constructed in the Swindell Subdivision.
