Broadway Ave. Suite 102 Meridian, ID 83642 Re: CZC Proposed Use Narrative To whom it may concern, The proposed DBI Group office building to be located at 184 SW 5T" Ave. has been designed to comply with the City of Meridian Architectural Standards and the City's Unified Development Code. The project will consist of a two-story office building of approximately 4,700 square feet, as well as related site development. It will be designed to serve as office space for 1-3 tenants. The design be similar in character to the adjacent Design West Office Building, with similar massing, scale, materials, and architectural character. This project will contribute to the neighborhood pedestrian experience, by providing visual interest through material and plane variations, fenestration and awning patterns, and a comfortable pedestrian scale. This project is also designed to meet or exceed all requirements for both standard and handicap accessible parking spaces, as well as bicycle parking facilities. The architectural elements of this project reflect the design standards laid out in the City of Meridian Architectural Standards Design Review Checklist. We will be incorporating two complimentary colors of masonry veneer with textural variations between split and precision ground face, as well as two colors of textured stucco. Awnings, parapet masses, step -backs, fenestration, and material transitions will be used to break up the buildings facades, and provide architectural character to the building. Energy efficient exterior lighting fixtures will be used on this project to promote ease of navigation in the neighborhood and pedestrian safety. The exterior lighting will not only serve this building site, but also enhance the nighttime visibility and safety in the parking area of the adjacent site.
