Dear Staff:
Please Find attached a Design Review and CZC Application for the above referenced project. The planned
building is located North of Franklin Road at 170 E. Gaudians Ave. Lot 1, Block 2 of the Seyam Subdivision,
City of Meridian, Ada County Idaho.
The planned project is a 38,881 sf+/- Industrial Building, warehouse, in the IL Zone. The new building will
look similar to the existing building for DeMeyer Furniture adjacent on the south of this site. The two
buildings will be joined by a "Bridge" at ground level and will have the same finish floor as the existing
building being approximately 33' above finish grade on the North and 30' above finish grade on the South.
The building will be used for shipping and receiving and to a much lessor degree, for customer pickup.
The tilt -up concrete walls will be painted with a Tex -Coat finish to blend and add texture. The wall panels

These reveals provide horizontal and vertical modulation emphasizing the buildings natural construction
rhythm with pattern variation on the panels. The west elevation has a Customer Pick-up Area with a relief
Entry Area and a deck canopy which will be painted the accent blue. Windows have been added primarily on
the west in the walls over the loading doors as well as on the on the south and north elevations. A wall
extension, windows and canopy provide variation on the north. These windows are functional for interior
lighting, but also provide a variation and modulations. The colors will match the existing building with Soft
White warehouse walls and two toned Taupe Gray and Dove Gray at the Pedestrian Entry Features. The
bright blue accent features will occur on this building similar to the existing. The building is designed to be
compatible and an extension of the existing DeMeyer Furniture building.
As, with the original building the building is located to the east of the property with vehicle parking and truck
loading and maneuvering on the west. Customer Pick-up areas are separated from the trucks areas by a
deck and stairs with railing along the grade change. The Trash Compactors are located behind gates and
not visible from the public ways. We have planned perimeter landscaping of (2) varieties of trees along the
street frontage landscape easements at 1:35 If and lawn. In addition, we have planned trees in parking
planters at 1:single row and 2:double row of parking. Further, we have planned shrubs at the tree base in
those planters. Bicycle parking is provided at the Entry.
