Narrative Summary
The Brickyard Subdivision is located northwest of Eagle Rd and Ustick Road, along N. Centrepoint Way
and South of Jasmine just north of Hobby Lobby. The entirety of the proposed subdivision is 14.27
acres with 247 total dwelling units, 7,300 square feet of commercial space, significant open space and
amenities. More specifically, Phase 3 is located in the southeast section of the project which includes
both multi -family residential and vertically integrated mixed use buildings. Phase 3 of this development
consists of 1.64 acres with 37 units. Two vertically integrated buildings provide 32 residential units and
ground level commercial space, creating an urban street environment. In addition, amenities that will
be built and available to the community include open grassy field, soccer field, clubhouse, pool, dog
park and pathways.
Brickyard Subdivision No. 3 Final Plat application conforms to the approved preliminary plat, meeting
all requirements.
Brickyard Subdivision No. 3 Final Plat application conforms to all requirements and provisions of the
City of Meridian Unified Development Code.
Brickyard Subdivision No. 3 Final Plat application conforms to acceptable engineering, architectural and
surveying practices and local standards.
The modified development agreement has been approved and recorded per City Council.

A parcel of land being a portion of Block 2 of Centrepointe Subdivision No.2 as recorded in the
official records of Ada County in Plat Book 110 at Pages 15889 through 15892 and situated in
NE1/4 of the SE1/4 of Section 32, Township 4 North, Range 1 East, Boise Meridian, City of
Meridian, Ada County, Idaho, more particularly described as follows:
COMMENCING at a brass cap monument marking the southeast corner of said Section 32,
thence along the east line of said Section 32 N00°30'13" E a distance of 1377.65 feet to a point,
from which a brass cap monument marking the northeast corner of the SETA of said Section 32
(E1/4 corner) bears N00°30'13"E a distance of 1276.43 feet, thence leaving said east line
N89°29'47"W a distance of 25.00 feet to a 5/8 inch rebar marking the southeast corner of said
