1) Any re -subdivision of this plat shall be in compliance with applicable regulations in effect at the time of re -subdivision.
2) Lot 12, Block 1 shall only take direct access to E. Falcon Drive. Lot 12, Block 1 has no access to Lyford Court.
3) Direct access to Lyford Court for Lots 8 and 11, Block 1 is prohibited, said Lots shall only access Lyford Court through lot 9, Block 1,
unless otherwise approved by Ada County Highway District. Lot 9, Block 1 shall have a blanket permanent easement for vehicular
access.
4) A 12.00 (twelve) foot wide permanent easement for public utilities, drainage, irrigation and sidewalks is hereby reserved along all lots
adjacent to any road right of way, unless dimensioned otherwise. No permanent structures shall be built within the easement areas.
5) A 10.00 (ten) foot wide permanent easement for public utilities, drainage, irrigation is hereby reserved along all lots adjacent to exterior
boundary of this subdivision, unless dimensioned otherwise. No permanent structures shall be built within the easement areas.
6) A 5.00 (five) foot wide permanent easement for public utilities, drainage, and irrigation is hereby reserved along all lots adjacent to any
side lot line. No permanent structures shall be built within the easement areas.
7) Irrigation water has been provided from the Boise Project Board of Control, in compliance with Idaho Code 31-3805(1)(b). All lots within
this subdivision are entitled to irrigation water rights and will be obligated to assessments from said Irrigation District.
8) Minimum building setbacks shall be in accordance with the applicable zoning and subdivision regulations at the time of issuance of
individual building permits, or as specifically approved and/or required, or as shown on this plat.
9) Lots 9 and 10, Block 1 are non -buildable common area Lots with blanket permanent easements for emergency vehicle access,
ingress/egress, public utilities, drainage, irrigation and sidewalks, said Lots are to be owned and maintained by the Castlebridge
Homeowners Association.
10) Lot 16, Block 1 is a non -buildable common area Lot with blanket permanent easements for ingress/egress, public utilities, drainage,
irrigation and sidewalks, said Lot to be owned and maintained by Castlebridge Homeowners Association.
11) Lots 14 through 17, Block 1 are encumbered with an easement for the relocation of the McDonald Lateral. For Lots 14, 15 and 17, the
10 (ten) foot wide permanent easement for public utilities, drainage and irrigation is contiguous with and adjacent to the South and West

Master Perpetual Storm Water Drainage System Easement, recorded on 11/10/2015, as Instrument No. 2015-103256, official records of
Ada County, Idaho and incorporated herein by this reference as if it set forth in full the "Master Easement." The Master Easement and the
Storm Water Drainage System are dedicated to ACHD pursuant to section 40-2302 Idaho Code. The Master Easement is for the
operation and maintenance of the Storm Water Drainage System
13) An existing easement for the purpose of ingress/egress and emergency vehicular traffic, recorded as Inst. No. 2017-XXXXXXX,
