Formerly Kingsbridge North Subdivision
NARRATIVE:
This project consists of platting 10 single family lots on 5.06 acres. The average lot size is over
18,000 square feet. The minimum lot size is above 16,000 square feet. There are three
common lots in this subdivision, with one of those lots being for emergency vehicles, one is a
pedestrian walkway for connectivity, and one common lot is a common driveway for two
residential lots. One of the 10 single family lots has an existing house on it. This house will
remain. This property is Lot 7 of Golden Eagle Estates and is located in the N % of the NW % of
Section 28, T3N, R1 E, BM.
All conditions of approval by the city council at their meeting on 8/15/17 are agreed to by the
developer except for the following conditions. However, when it comes to lot and block
numbers, we may have to comply with the requirements of the Ada County Surveyor.
1.1.3e: Please note that the fire department has changed their requirement and does not want
gates at either end of the emergency access. They want bollards instead.
1.2.4: Castlebridge Subdivision is upgrading the existing pump station at Kingsbridge
Subdivision through an agreement with the Kingsbridge Homeowners Association.
2.2.18: By providing his Professional Engineers stamp, the design engineer hereby certifies that
the design street centerline is at least 3' above the highest established peak ground water
elevation.
