The project is located on the south-east corner of McMillan and Linder Roads. The parcel is along Linder road is currently zoned C-N. A Conditional Use Permit is required when building a drive-thru within 300' of a residential use. The abutting residential use is R-15, an apartment complex which was originally designed as a mixed -use community with the commercial subdivision the lot is within. The proposed building is an approximately 2,880 s.f. two -tenant building with a drive-thru along the south side of the building. The drive-thru will have a pass -through lane and will allow for up to 8 cars to be stacked. The pedestrian entry into the building will be along the east side of the building. There is a 25' landscaping buffer along Linder Road and a 20' landscape buffer between the commercial and residential areas. The secondary access along McMillan road will be completed with the construction of the property. With a steep pitched roof, earth tone natural colors, and large wood beams the building design promotes cohesiveness throughout the community. The project is located on the south-east corner of McMillan and Linder Roads. The parcel is along Linder road and is currently zoned C-N. The mixed -use project, which includes 21 multi- family buildings, a clubhouse, and multiple commercial lots, is marketed as Sawtooh Village. The commercial section is named The Shops at Sawtooth Village. The development includes sidewalks from within the connecting multi -family buildings and along both McMillan and Linder roads. Limited access points to the adjacent arterial streets provides for interconnectivity and access between the residential and commercial development. The proposed 26.5' tall building will integrate natural tone color schemes. The same rough sawn lumber wagon wheel, as built on some of the multi -family buildings and clubhouse, will be used to maintain the cohesiveness throughout the overall project. The building incorporates accent materials with a deep red metal roof and decorative stone around the bottom, including around modulation and building corners on all required sides. Modulations in the facade plane include awning columns of rough sawn beams and stone. Stone banding around the base of the building, along with ledges, fenestration patters and landscaping help to ground the building design, incorporate pedestrian scale and emphasize the public entry. The pitched roof, changing roof planes, and overhanging eaves provide variation in the roof profile while also screening rooftop mechanical equipment.
