Final Plat
Dear Joshua:
On behalf ofJLJ, Inc., we are pleased to submit the attached application and required supporting documents for
a final plat for Nursery Subdivision. Please consider this letter the required project written narrative.
Nursery Subdivision comprises approximately 5.49 acres and is located east of S. Linder Road and between W.
Franklin Road and U.S. Interstate 84. Details on the existing individual property comprising the project is as
follows:

This property is within the city limits of Meridian and carries the R-8 zoning designation. The attached
preliminary plat offers 29 residential lots and 2 common lots for a total of 31 lots. Gross density is 5.65 units per
acre, which conforms to the R-8 zone (Medium Density). The preliminary plat also plans for lots to average 6,373
sq. ft.
The total qualified open space provided for the project is 0.56 acres which exceeds 10% of the 5.49 acres gross
area. The open space provided consists of a landscape buffer adjacent to Linder Road, The common grassy area
and the common bike path along the canal. Please see the attached spreadsheet for a breakdown of the open
space calculations.
The site takes primary access from S. Tylee Way, via W. Waltman Dr. from S. Otter Ave from W Grander Dr
which meets into S. Linder Rd. S Tylee Way is currently a dead end spur off of W. Waltman Dr. which will be
upgraded to a public street and extended over Kennedy Lateral. Then, W. Tylee Way turns left into W. Joshua
St. through what will be Nursery Subdivision. Direct access for Lot 31 adjacent to S. Linder Road will be
prohibited. Lots within Nursery Subdivision will take access from both S. Tylee Way and W. Joshua Street within
the project; several lots will share common driveways.
The property has shares within the Nampa/Meridian Irrigation District where the delivery system is managed
and maintained by either the HOA or possibly Nampa/Meridian Irrigation District. Existing facilities will be
utilized and improved to provide pressure irrigation to the project if the Nampa/Meridian Irrigation District

agrees to own and maintain it. Otherwise we will install a new pump and system controlled by the HOA. The
irrigation entities have been contacted and details for a formal design are in process.
There is an existing well on site that produces over 50 gallons per minute that we plan to use as a secondary
water source.
The attached landscape plans have been prepared by The Land Group. Wherever possible mature trees will be
retained.
We are not aware of any concerns relative to public services; the project is within an area planned for future
residential development. Nursery Subdivision will not create excessive additional requirements at public
expense. Additional services will be supported by property taxes and/or fees paid directly to service providers.
There is no known health, safety, or environmental issues that currently exist or that will exist as a result of this
development.
This final plat conforms with the approved preliminary plat and meeting requirements and conditions. It also
meets the requirements and provisions of the UDC.
