PZ - Applicant Response to Staff Report1 C.Jay Coles From:James Doolin <james@ldputah.com> Sent:Thursday, September 7, 2017 11:12 AM To:Sonya Allen; Barbara Shiffer; C.Jay Coles; Charlene Way; Machelle Hill Cc:Carpenter, John (jcarpenter@to-engineers.com); Parks, Shon; Jonathan Seel (jrs@jrsrecslt.com); Andrea Pogue; Gregory Wilson; Patrick Oliver; Rhonda McCarvel; Ryan Fitzgerald; Steven Yearsley Subject:RE: Brickyard Subdivision - CUP, MDA, PP H-2017-0107 Staff Recommendation to Commission for 9/7 Mtg Sonya, I appreciate the time and effort you put into preparing the staff report. Per our conversation yesterday and this morning, we would like to request the following minor modifications to the staff report for the Brickyard Subdivision: • Amenities o Throughout the report it states that we will be installing a pool and a splash pad. As we discussed, we initially planned on installing a splash pad, but have since replaced the splash pad with a pool. Unfortunately our application was not clear that the pool was to replace the splash pad. We changed the splash pad to a pool because we believe a pool will be a more desirable amenity to the future residents of the project and will require less water demand compared to a splash pad amenity. Please remove all references to a splash pad in the report. o Page 8 of the report states that we will be providing plastic contour benches and public art. This is an error. Please remove reference to the plastic contour benches and public art. • Landscaping o Page 9 of the report states that we have proposed to install a five-foot tall metal view fence along the east boundary of the site adjacent to future commercial uses. We would like to modify this and propose to install a 6-foot tall vinyl privacy fence along this east boundary, to provide a clear separation and privacy between the project and any future development to the east. • Development Agreement o The Proposed Modified Development agreement states that the “Multi-family units shall be restricted to 2-stories in height along the west boundary adjacent to Champion Park Subdivision to preserve view corridors of adjacent residents as proposed by the Developer”. Per our conversation, I’ve attached the following exhibit to show specifically which units are restricted to 2-stories in height. The two-story restricted units are indicated with a red dot: 2 I appreciate your help, and look forward to discussing the project with you and the Planning and Zoning Commission at tonight’s meeting.
