Volterra South Commercial Property is located on the approximately 1/4 mile south of the corner of North Ten Mile Road and West McMillan Road containing approximately 4.74 acres of land, (4N, 1 W, Section 34). The site is located in the City of Meridian with a zoning designation of C -G and was part of the preliminary plat for the Volterra Subdivision. The site is bordered by the Volterra Heights Subdivision to the west and south west, the proposed Volterra North Commercial Subdivision to the north and The Drawbridge Subdivision to the south. The project consists of 3 buildable lots and no common lots. All of the lots in the Volterra South Commercial Property will have access to public utilities located within the site or in the adjacent street Rights of Way. Sewer and potable water is provided to the site via the existing lines installed in the previous development. Pressurized irrigation will be provided to each lot in the subdivision. The pressurized irrigation will be supplied from surface irrigation water stored in a pond adjacent to the site. The irrigation system will be owned and maintained by the Homeowners Association.
