Final Plat Application
Project Narrative
On behalf of 4345 Linder Road LLC, we hereby apply for a final plat with 21 single-family
residential lots and 3 common lots on 8.56 acres for Decatur Estates Subdivision No. 3. The
property is zoned R-4 and is located approximately'/2 mile north of Ustick Road on the west side
of Linder Road. The development is being marketed as Sawtooth Creek, with the first two
phases complete.
The project will connect to the existing sewer and water main lines in Watersong Estates and other
phases of Decatur Estates; a redundant connection to the existing 12 -inch water main line in Linder
Road and in Bridgetower Crossing No. 11 was completed in Phase 1. Gross and net densities for
this phase of the project are 2.45 and 4.46 dwelling units per acre, respectively. The minimum lot
size is 8,017 square feet, with the average lot size being 9,775 square feet.
A total of 2.62 acres of open space has been provided, or 30.6 percent of the site. Amenities
provided within this phase of Decatur Estates include landscaped common areas and City of
Meridian multi -use pathway along the south side of the White Drain. The constructed phases
include landscaped parkways, gazebo, play equipment, park benches, multi -use path, and a
perimeter arterial buffer.
Access to the property is provided from N. Linder Road and streets connecting to Decatur
Estates No. 2 and Watersong Estates. The existing transportation system is in place and adequate
to serve this project. As designed, the site has excellent internal circulation and access to the
public road system, which has adequate capacity to accommodate the trips generated by this
development.
The final plat is in conformance with the approved preliminary plat and meets all requirements or
conditions thereof. The final plat conforms with all requirements and provisions of the UDC and
was prepared in conformance with acceptable engineering, architectural and surveying practices and
local standards. The property was annexed under Ordinance No. 15-1649, and a development
agreement was recorded as Instrument No. 2015-061374.
