Ustick Rd., concerning Final Plat Commission/Council Time Extension Dear Ms. Allen: We are pleased to submit the enclosed application for Final Plat Commission/Council Time Extension for the Sugarman Subdivision at 1450 W. Ustick Rd. The property is located in the SW % of Section 36, Township 4 North, Range 1 West. The parcel totals 3.97 acres. We would like an extension for one year. The owner of Parcel SO436336111 is Columbia Trust, as described in the Time Extension application. The subdivision owner previously had a different engineer working on this plat during the 2014 approval process, but they are no longer in business. The owner, Mr. Sugarman, was diagnosed with a serious health condition and could not focus on this final plat, he would now like to finalize this plat and get it recorded. Applications for the Sugarman Subdivision were approved July 15, 2014. These applications included AZ -14-007 and SHP-14-001. The property is zoned C -C. A Short Plat consisting of four commercial building lots, and a Development Agreement were approved in 2014. The two-year deadline for the original Short Plat approval was July 15, 2014, the first Time Extension (A-2016- 0222) was approved for one year, with a deadline of July 15, 2017, thus we request a second Time Extension for an additional year. The owners had anticipated finalized the platting process in 2016, but the owner had failing health, which caused a delay in the development and recordation of the final plat approved as Sugarman Subdivision in 2014. A Development Agreement, instrument no. 100103906, recorded October 29, 2014, under instrument #2014-088000, a Sanitary Sewer and Water Main Easement was recorded April 7, 2017, under instrument #2017-030152, and a private irrigation ditch easement was recorded March 21, 2017, under instrument #2017-023504.
