Gala Court Meridian, ID 83642 The proposed project is an existing 31,200 square building that formerly housed Broadview University. The use will be changing from B -Business to E -Education as it shifts from a higher education use to a K- 12 charter school. The scope of the tenant improvement is limited to the removal of non -load bearing interior partition walls, the addition of interior walls, the addition of single -occupant unisex restrooms, and new millwork and finishes. No exterior changes will be made to the building. The site includes 200 existing parking spaces. We will be removing 50 spaces to add a playground, fencing, and a bus loading area. The internal site circulation will accommodate parent and bus drop off and pick up locations. We anticipate a future phase to include a new building to accommodate a multi-purpose room and additional classrooms as shown in our Phase II Plan. Although we are not seeking approval for that Phase, we would appreciate any comments the City can provide as to if there could be any conflict or barrier to future approval. The original building permit was issued to Broadview University as #COMM2010-53. The change of use is strictly from a building code perspective as education remains the primary focus. As the site and all associated roadways had been planned for a school in the original permit process we are not anticipating the need for any modifications to the site/roads outside of our addition of play structures. Additionally as the exterior will not be affected, we feel as though this project is an appropriate use for this building.
