The project is located on the south-east corner of McMillan and Linder Roads. The parcel is along Linder road is currently zoned C -N. A Conditional Use Permit is required when building a drive-thru within 300' of a residential use. The abutting residential use is R-15, an apartment complex which was originally designed as a mixed-use community with the commercial subdivision the lot is within. The proposed building is an approximately 2,880 s.f. two -tenant building with a drive-thru along the south side of the building. The drive-thru will have a pass-through lane and will allow for up to 8 cars to be stacked. The pedestrian entry into the building will be along the east side of the building. There is a 25' landscaping buffer along Linder Road and a 20' landscape buffer between the commercial and residential areas. The secondary access along McMillan road will be completed with the construction of the property. With a steep pitched roof, earth tone natural colors, and large wood beams the building design promotes cohesiveness throughout the community.
