Trust Self Storage wishes to construct a new storage unit complex on approximately 8.66 acres (377,397 sq.ft.) located approximately at the north-east corner of South Locust Grove and East Puffin Street. These are lots 3 and 4 the current Somerton Business Park Subdivision. There are no current structures on this property, nor tree's or landscaping whatsoever. The project scope of work consists of constructing a small site manager's office building with electronic kiosks for self -reservations and payments. The office building is attached to one storage unit building which will house climate controlled units as well as non -conditioned units. There will be another two buildings with climate as well as non -conditioned units. These three building will be located on the smaller lot and bordered by Locust grove on the West side, private access roads on the north and east, and E. Puffin on the south. The larger lot to the east of the office building/check-in will have all non -conditioned units as well as surface parking and RV storage units, which are essentially 3 - sided units. All the units as well as the office building will be constructed out of steel stud framing, low sloped metal roofs, and metal wall panels. The metal wall panels will be of similar color to the previous Trust Storage Unit project constructed in 2016 in south Boise. The colors consist of lime green wall panels, lime green overhead coiling doors, cobalt blue wall panels, and tan colored wall panels. The metal siding will change orientation by 90 degrees to break up the long lengths of building facades along the outside perimeter of the project. These outside perimeter walls will also have undulating parapets and areas where the wall bumps out 6" again to break up the monotony of the long facades. All site lighting will be mounted on the building, and facing inward and downward on the site, so very little if any will bleed into the residential areas abutting the project. CHAD J. As part of the project, we will be doing a combined preliminary and final plat as my client has recently purchased the property from OVERLAND 16. The project area was to be Phase II of the Somerton Business Park Subdivision, and was never platted. This will now become a new subdivision created by the short plat. The Subdivision Name will be Trust Storage. We are also requesting a 24-hour operation for this storage unit complex. The office will be set up with electronic Kiosks for check in and payments. In addition to the request to approve the Conditional Use/Certificate of Zoning Compliance and Design Review, we would ask that the Council would approve a waiver to UDC 11-4-3-34. This would allow us the continued access via Locust Grove In lieu of East Puffin Street. I have spoken to and received approval from ACRD for this continues use. There are also several utilities buried in this access road, including water and sewer. All portions of this project will be in conformance with the City of Meridian Unified Development Code (UDC). All portions of this project will be in conformance with the Development Agreement between the City of Meridian and the previous landowner that this parcel is a part of. See attached Development Agreement for all conditions. All Engineering, Architecture, and survey practices will be in conformance to standard practices and local standards. The final plat shall be in conformance to the approved preliminary plat and shall meet all conditions and requirements of preliminary plat thereof.
