These applications include a property boundary adjustment, a subdivision, and a condominium. Please accept this letter as the formal written narrative for the projects. History As you know, a property boundary adjustment (PBA -15-012) was completed in 2015 as a part of Brighton's Hill's Century Farm project to accommodate future planning efforts at the southwest corner of Amity Road and Howry Lane. Five parcels were reconfigured as a part of that survey, with one of those parcels being deeded to the YMCA and one to West Ada. The YMCA's parcel is approximately 17.5 acres addressed as 5175 South Howry Lane and identified as parcel number 51133212433. The new YMCA building is presently under construction on this parcel. Directly south of this property is parcel 51133244211, which is owned by West Ada and contains the new Hillsdale Elementary School. The parcel is approximately 5 acres and is addressed as 5225 South Stockenham Way. Both parcels are zoned C -N in the City of Meridian. Property Boundary Adjustment At the time the 2015 survey was completed, plans for Hillsdale Elementary were underway but not yet finalized, and the northerly line of the school's parcel was created to follow the anticipated building footprint. Since that time, the school was constructed and the building footprint was modified, leaving a discrepancy between the ownership and the building limits. In order to remedy the situation and ensure that the school's structure is entirely on West Ada's property, we are proposing a property boundary adjustment between the YMCA and West Ada parcels as shown on the attached survey. Both resulting parcels will conform to the City's ordinances and no variances are requested at this time. Subdivision As a part of the overall master planning for Hill's Century Farm, a future City park has been planned on the westerly portion of the YMCA parcel. Further, the Hill family life estate is also still associated with the property.
