Since the Commission hearing on May 4"', the applicant submitted a revised preliminary
plat and landscape plan as required in the staff report (see attached).
Public street frontage is now provided to the out -parcel where the existing home is
located; and Block 4 has been reconfigured to shorten the length of the block face on the
south side of E. Pisa Drive. However, although the block face is shorter, it's still 950'+/ -
which exceeds the maximum allowed by the UDC of 750' without an intersecting street
or alley; this may be remedied by the provision of a common lot with a pedestrian
pathway within the block which the applicant has agreed to provide between Lots 51 &
52, Block 4.
Based on the changes to the plans, Staff recommends the conditions of approval in the
staff report are modified as follows:
1.2.1 The preliminary plat included in Exhibit A.3, dated 7 05/23/2017, shall be revised
as follows at least 10 days prior to the City Couned hearing:

e. Depict a minimum 15 -foot wide common lot for a pathway between Lots 51 & 52,
Block 4.
1.2.2 The landscape plan included in Exhibit AA, dated 2/9/17, shall be revised as follows:
a. Include a detailed calculations table that demonstrates compliance with qualified
open space and landscaping requirements.
b. Depiet the feeontiguration of the plat as fequired above in eondition #l. 1. !a.
e. Remove the lot lines depieted through the eommon lot eantaining the landseapin
and pathway along the Ridenba-ugh Canal,
d. Landscaping is required along -the north side of theadjacent to the pathway along the
Ridenbaugh Canal in accord with the standards listed in UDC 11 -3B -12C. Trees and
landscaping required along the pathway should be provided within the common lot
not adjacent building lots unless otherwise approved through Alternative
Compliance.
e. Fencing is required along the south side of the Ridenbaugh Canal between the canal
and the pathway as set forth in UDC 11 -3A -6B.3 to deter access to the ditch for
public safety purposes.
