The project is new construction and will be approximately 12,000 square feet of commercial retail space. The building is located on a property that is 1.667 acres and will include site improvements including landscaping, sidewalks, and paved parking and driveways. The Owner is currently in discussions with (2) restaurants and a nail salon for possible tenants and there will up to (4) additional tenant spaces available within the building. The project is being proposed in accordance with current planning and building code requirements, the conditional use application is for the proposed drive-thru on the west end of the building. We have made efforts to mitigate impacts of the drive thru on the adjacent residential properties to the west by increasing the landscape along the west property boundary as well as berming the same area. We have also included a dense landscape area immediately adjacent to the proposed drive thru. The project is new construction and will be approximately 12,000 square feet of commercial retail space. The building is located on a property that is 1.667 acres and will include site improvements including landscaping, sidewalks, and paved parking and driveways. The Alternative Compliance request is to move Code required trees along McMillan to the west property boundary. The request is being made due to the fact that along the McMillan frontage is a storm drainage easement that covers most of the area between the two entry approaches, refer to the site survey by Land Solutions. Three trees are being proposed along the McMillan frontage in the parking lot landscape islands.
