Broadway Avenue Meridian, Idaho 83642 Re: Premier Mortgage Resources Office Building The proposed project is a 16,553 square foot two story commercial office building. The upper floor will be occupied by Premier Mortgage Resources. The lower floor will be unfinished and intended to be constructed and leased in the future, with the exception of the core area. The project is located at 3363 E. Presidential Dr., Meridian ID, 83642 also known as Lot 8, Block 1 of Regan Subdivision. The zoning designation is General Commercial (C -G). The site layout is based on the approved preliminary plat and development construction plans for the subdivision which is intended to house an office park. The main entrance faces proposed parking to the west and a secondary entrance faces proposed parking to the east. The site work will include parking, vehicle drives and some landscaping. The proposed construction is depicted in the site and landscape plans. The building design responds to the City of Meridian's Architectural Standards Manual. The design addresses the cohesive design standards by incorporating architectural features on all four sides of the building, connections to the existing pedestrian path to the north along Presidential Drive, is consistent in orientation to other nearby existing buildings, uses a neutral color scheme, masonry elements, and material variations to be compatible with existing nearby buildings. Regular window and brick pilaster patterns provide rythym and balance on all facades. The design addresses the section on building scale by incorporating modulation in the roof line and cornice details. The brick masonry window sizes, articulation of the stucco walls all contribute to a smaller more pedestrian scale. The amount of fenestration, material changes, brick protrusions, window awnings and entry awnings help to meet the City's standards to enhance the building form and architectural elements. A rich palette of materials is used. It includes the use of standing seam metal roof, masonry brick, three tones of cement stucco on walls, cornices and trim, aluminum storefront, dark fiberglass window frames, and prefabricated steel awnings over windows and entrances. Mechanical equipment will exist on the roof & screened by parapets. The building owner anticipates exterior wall mounted signage on the building and will be applied for in the future. Lighting fixture spacing and height along streetscapes and roadways must be placed to avoid conflicts with tree plantings. Use energy-efficient architectural lighting. Use lighting fixtures that are consistent with other decorative / hardware on the building. For example, select lighting hardware 6.1C with similar color and shape as other building hardware, use recessed lighting, incorporate uniform spacing, integrate with other accents and reveals, and coordinate specialty lights with predominate architectural features.
