Whitebark Subdivision No. 2
Final Plat
Written Narrative
BHH Investments 1, LLC, hereby applies for a final plat of 26 single-family residential lots and 4
common lots on 8.46 acres for Whitebark Subdivision No. 2.
Whitebark Subdivision No. 1 is located west of the site with access from Amity Road. Southern
Highlands Subdivision is located south of the subject property with E. Amity Road abutting the
northern boundary, and an unplatted parcel located adjacent to the east boundary. The gross density
of the final plat is 3.07 dwelling units per acre, with a net density of 4.16 dwelling units per acre.
The minimum lot size is 8,456 square feet, with the average property size being 10,470 square feet.
The primary amenities include the east portion of the central common area consisting of 22,815
square feet with a tot lot and completion of the remainder of the pathways within the open space.
The west portion of the central common area, linear open space and pathways were constructed in
the first phase of the project.
The qualified open space proposed within phase 2 is 24,958.5 square feet or 0.57 acre. This includes
fifty percent of the arterial buffer, the east portion of the entryway buffer lot, and the eastern portion
of the central open space. Phase 1 included 1.64 acres or 15.6 percent open space. The combined
open space is 2.21 acres within both phases. The qualified open space approved with the
preliminary plat was 2.15 acres (11.2%). Therefore, the project satisfies the common area and
amenity requirements of the preliminary plat.
The proposed phase 2 will be served by an extension of a 15 -inch sewer trunk line which will cross
Amity Road and be constructed within the proposed common drive on Lot 6, Block 4. The common
drive will serve Lot 4, Block 4. Domestic water is currently stubbed to phase 2 and will be extended
south creating loop connection to Southern Highlands No. 4. Pressure irrigation will be provided by
the existing pump station located next to Ten Mile Creek with an existing well as a secondary
source.
The property was annexed with a zoning of R-4 under Ordinance No. 07-1289A. The previous
owners entered into a Development Agreement in 2007, recorded as Instrument No. 107011191 in
Ada County, Idaho. A subsequent modification to the development agreement (MDA -13-018) was
approved on April 15, 2014, and recorded as Instrument No. 114028847, records of Ada County,
Idaho.
The preliminary plat (PP -13-028) was approved by the Meridian City Council on December 17,
2013. Whitebark Subdivision No. 1 (FP -15-007) was approved by the Meridian City Council on
April 7, 2015, and recorded on October 9, 2015. The final plat of Whitebark Subdivision No. 2 is in
conformance with the approved preliminary plat and meets all requirements or conditions thereof.
The final plat conforms to all requirements and provisions of the UDC and was prepared in
conformance with acceptable engineering, architectural and surveying practices and local standards.
