The project is located at 900 N. Linder Road, Meridian Idaho 83642. Parcel # is R5200980050, total acres
is .13 and the zone is L -O.
The scope of work includes converting an existing office space into a child care / leaning center for
children. The future tenant is looking at demolishing several interior walls and adding a few walls and
doors for the service of a child care center / learning center for children. The tenant will be adding two
sliding glass doors to the west side and adding two exterior man doors for exiting purposes to the north
side. The tenant will also be adding a 6 ft. high cedar wood fence to the west side of the building as well,
see attached drawings.
The exterior site layout will remain the same with the existing parking layouts, circulation layouts, and
trash enclosure location. The existing trash enclosure location is a shared trash enclosure with the building
to the south. The tenant will be adding a new bike rack.

particularly described, does hereby BARGAIN, SELL and CONVEY, WITHOUT WARRANTY, to
PINE AND LMER, LLC (herein called GRANTEE)

all of the real property situated in the County of Ada, State of Idaho described as follows:
Lots 2, 3, 4, 5 and 6 in Block 1 of Leisman Subdivision, according to the official plat thereof, filed in
Book 44 of Plats at Pages 3546 and 3547, records of Ada County, Idaho.
By reason of the automatic stay provisions of U.S. Bankruptcy Code 11 U.S.C. 362, the sale was
discontinued, and pursuant to provisions of Idaho Code 45-1506(A) the sale was rescheduled and
conducted following expiration or termination of the effect of the stay in the manner provided by that
section. The Affidavit of Compliance with I.C. 45-1506A(2)(3), together with copies of the required
Affidavit or Affidavits which are attached hereto and incorporated herein.
This conveyance is made pursuant to the powers conferred upon Trustee by the Deed of Trust between
Michael S. Homan , a married man, as Grantor, Alliance Title & Escrow Corp., the Successor Trustee
herein, and Pine and Linder, LLC as Successor Beneficiary, recorded June 6, 2003, as Instrument No.
103093609, records of AdaCounty, Idaho, and after the fulfillment of the conditions specified in said
Deed of Trust authorizing this conveyance as follows:
(a) Default occurred in the obligations for which such Deed of Trust was given as security and
the Beneficiary made demand upon the said Trustee to sell said property pursuant to the terms
of said Deed of Trust. Notice of default was recorded as Instrument No. 2014-087931, Ada
County Mortgage Records and in the office of the Recorder of each other county in which the
property described in said Deed of Trust, or any part thereof, is situated, the nature of such
default being as set forth in said notice of Default. Such default still existed at the time of
sale.
(b) After recordation of said Notice of Default, Trustee gave notice of the time and place of the
sale of said property by registered or certified mail, by personal service upon the occupants of
said real property, by posting in a conspicuous place on said property and by publishing in a
newspaper of general circulation in each of the counties in which the property is situated as
more fully appears in affidavits recorded at least 20 days prior to date of sale as Instrument
No.(s): 2014-099879,2014-099880,2014-099881, Ada County, Idaho Mortgage Records.
(c) The provisions, recitals and contents of the Notice of Default referred to in paragraph (a)
supra and of the Affidavits referred to in paragraph (b) supra shall be and they are hereby
incorporated herein and made an integral part hereof for all purposes as though set forth
herein at length.
(d) Not less than 120 days elapsed between the giving of notice of sale by registered or certified
mail and the sale of said property.
(e) Trustee, at the time and place of sale fixed by said notice, at public auction, in one parcel,
struck off to the Grantee, being the highest bidder therefore, the property herein described, for
the sum of $617,774.12, subject however to all prior liens and encumbrances. No person or
corporation offered to take any part of said property less than the whole thereof for the
amount of principal, interest, advances and costs.
