A site plan and a landscape plan for the Certificate of Zoning Compliance showing building footprints, parking areas, and landscaping are attached. Elevations of all proposed buildings and a photometric plan for the site are also attached. Morgan Construction is proposing a 11,442 s.f. medical office building which will serve as a medical office. The proposed medical building will be constructed over the property line dividing lots 14 and 15 of Silverstone Campus Subdivision; separate services will be constructed for the two units in the office building. A Lot Line Adjustment is planned to shift the existing property lines. A new shared access for the two lots will be created along the side property lines of the two lots. Parking areas will be shared by both lots with the establishment of cross access easements. The proposed medical office use is principally permitted in the C -G Zoning District. 41 full-size (9'X 19') parking stalls are proposed; based on square footage of the proposed building, 23 stalls are required for the site. The proposed medical office building is located on lots 14 and 15 of Block 2 of Silverstone Campus Subdivision. The Final Plat for Silverstone Campus Subdivision was recorded in 2004. Page 2 Utilities Urban services are readily available for the subject property. Sewer and water are located on Topaz Lane and there is adequate capacity to serve the proposed development. All mechanical equipment that is not mounted in the mechanical room out of view will be screened from view by the roof parapet walls or landscaping or a combination of both. The exterior is modern in style. Materials of the building consist of a mixture of metal sidings including corrugated metal, standing seam metal and wood grain metal lap siding.
