Dear Mr. Parsons:
On behalf of Morgan Construction, we are submitting applications for a certificate of Zoning
Compliance for the Gurney Medical Office Building (MOB.) A site plan and a landscape plan
for the Certificate of Zoning Compliance showing building footprints, parking areas, and
landscaping are attached. Elevations of all proposed buildings and a photometric plan for the
site are also attached.
Morgan Construction is proposing a 11,442 s.f. medical office building which will serve as a
medical office. The proposed medical building will be constructed over the property line dividing
lots 14 and 15 of Silverstone Campus Subdivision; separate services will be constructed for the
two units in the office building. A Lot Line Adjustment is planned to shift the existing property
lines. A new shared access for the two lots will be created along the side property lines of the
two lots. Parking areas will be shared by both lots with the establishment of cross access
easements. The proposed medical office use is principally permitted in the C -G Zoning District.
41 full-size (9'X 19') parking stalls are proposed; based on square footage of the proposed
building, 23 stalls are required for the site.
The proposed medical office building is located on lots 14 and 15 of Block 2 of Silverstone
Campus Subdivision. The Final Plat for Silverstone Campus Subdivision was recorded in 2004.

Utilities
Urban services are readily available for the subject property. Sewer and water are located on
Topaz Lane and there is adequate capacity to serve the proposed development. City of
Meridian Pressurized Irrigation will be used to service the project.

Project Narrative:
Proposed single story, nmlti-tenant building to be located at 1803 S. Topaz Way and shall consist
of a Prosthodontics Dental office of 5,153 square feet, a Dental Laboratory Office of 2,373 square
feet, and a Future Lease Space of 1,858 square feet. Along with mechanical space, restrooms,
and circulation, the total building area is 11,160 square feet.
The building is to have a flat roof with parapet walls at the exterior perimeter of the building.
Roofing material is a high quality single ply membrane. A canopy feature has been incorporated
at the main entrance of the building as well as a smaller metal canopy over the entrance to the
lease space.
All mechanical equipment that is not mounted in the mechanical room out of view will be
screened from view by the roof parapet walls or landscaping or a combination of both.
The exterior is modern in style. Materials of the building consist of a mixture of metal sidings
including corrugated metal, standing seam metal and wood grain metal lap siding. The difference
in metals used on the building will create a dynamic fagade in both texture and color while still
achieving the owners request for a "clean modern building" (Colors shown are preliminary and
are subject to change at the owner's request).

Incorporate at least one type of the following modulations in the
fagade plane, including but not limited to projections, recesses,
and step backs that articulate wall planes and break up building

Qualifying modulation must be at least 6 -inches in depth, be at
least 8 -inches in width or height (whichever is narrowest), and
occur in total for 20%of overall fagade elevation. For buildings

concrete, masonry, stone, or unique variation of color, texture,

Provide at least three detailing'elements that transition facade

as doorways, windows, or material banding, at the base of the
