Franklin Rd. The project under consideration is a Flex -Use Office & Light industrial building located on Lot 3 which neighbors the Sparrowhawk Subdivision to the East. The 9,000 SF building for Genesis Filtration Inc. will be used for the manufacturing and shipping of water filter. The building is located at the rear setback line for parking lot usage and vehicular circulation to happen to the South & East sides of the building. The Site slopes down into the site from the main road a few feet and has a significant slope off the back in the setback. A retaining wall is provided to support the slope off the front at the property line to allow for parking. Landscaping planters are provided at the parking areas and in the setback areas to the South & East of the site. The site will be properly landscaped and lighted for public enjoyment and safety. to help transition the imposing industrial feel of the building to the pedestrian scale near office entry. Separating the two scales of the Office and Industrial portion identifies areas of pedestrian scale around the building visually as its form follows its function using low commercial style parapets at office and high gable bay roof system where production of manufacturing occurs within the building. Use of fenestration helps identify areas of the building by providing high bay windows and clerestory dormers at L -I areas and low architectural windows at office use areas. Roof dormers are spaced equally and in a manner to help break up the horizontalness of the building Usage of exterior awnings at man doors and metal canopy overhang at building main entry promotes the pedestrian scale of access points to the building. Variety of materials is used to finish the exterior. The field material is a high -ribbed vertical while metal panel siding with a dark split -faced CMU that wraps around the Front, South & western facades of the building. The White Metal panels' area accented with a 2 ft. dark vertical metal panel siding above.
