The vacant lot(s) are currently C -G, which permits this building type. We believe our application complies with the design review standards and architectural guidelines established by the City of Meridian. Epic Shine is a high-end tunnel car wash with vacuum stations. The site consists of two (2) vacant lots located south of the intersection of West Franklin and South Ten Mile (200 and 210) that will be combined to accommodate the necessary design footprint. Site work will include curbs, sidewalks and landscaping. Vacuum stations will be provided along the Northern elevation which serve as 'parking' necessary for the car wash. Ornamental and functional lighting are incorporated throughout the exterior. The Southern portion of the building will consist of the main element of the building: the car wash tunnel. The Northern portion of the building will contain supplementary spaces including a customer lobby, offices and mechanical/equipment rooms. No external mechanical devices are currently planned, other than the vacuum stations. All rooftop -mounted units will be screened by the parapet at both the tunnel and office roofs. The car wash tunnel will be slab on grade with masonry (CMU) walls consisting of different earth -toned colors and finishes (split and smooth face). The main field CMU is medium color and broken up by 10 - inch deep horizontal CMU bands with a darker colored wainscot at the base. The offices and lobby area on the Southern Elevation follow the earth -toned theme and consist of a light-colored Exterior Insulation and Finish System (EIFS) for the main field with a darker color at the wainscot. Horizontal banding and vertical reveals function to break up the fagade. Where no windows exist (at the mechanical room), visual interest and relief is created by offsetting walls from the main field color to create architectural bays, painted a darker color. eople who listen - design that speaks www.cshqa.com EEOWN/Vets/Disabled City of Meridian - Planning Department February 17, 2017 Page 2 The car wash consists of two (2) masonry (CMU) towers, one (1) on each end of the tunnel, to add dimension, break up the length and add character to the building. A darker CMU is used at the base with a light-colored EIFS on the upper half. Stone is used for the columns to further accentuate the tower(s) and add material variety to the design. Corporate signage, which is intended to be lit, is placed above the car wash tunnel entry point. Signage will be submitted under a separate submittal. Windows on the Northern Elevation will be dark bronze storefronts with matching canopies directly above, which provide vision and light into the tunnel. The windows on the Southern and East Elevations will be a (painted) dark bronze metal insulated unit with matching canopies to reiterate the design language. At the lobby entry, the canopy provides relief from inclement weather. The roof structure for the offices will be wood 1 -joists at a shorter height in comparison to the car wash tunnel trusses. The roofing material consisting of a single -ply membrane over rigid insulation. Parapets at CMU walls consist of 10 -inch CMU topped with pre -finished, colored metal coping caps to provide depth variation and color contrast from the 8 -inch CMU walls below. Along the tunnel length the parapet is raised toward the center to accentuate signage. At EIFS the parapets will consist of painted Expanded Polystyrene (EPS) bands with different profiles depending on location. The variety of profiles aid in highlighting the architectural features. As described above, the architecture uses varying planes, textures and colors creating a cohesive design which breaks up the massing of the car wash. Care has also been taken to keep the pedestrian in mind with various plantings around the site, canopies and scaled-down architectural heights. The design aims to provide a car wash that is not only functional for cars but is also aesthetically appropriate for the city of Meridian. Thank you for considering this application.
