The proposed development of 780 E. Ustick Rd. includes the Annexation of the subject property into
Meridian City. The property is currently zoned R-1 Ada County and proposed zoning is R-4 Meridian City.
The proposed zoning is within the Meridian City Comprehensive Plan and Future Land Use Designation
of Low Density Residential.
The subject property is proposed to be subdivided through a short plat application into two (2) lots,
each of which will be compliant with the requirements of UDC -2A-5. The proposed neighborhood name
is New Beginnings Subdivision. Ingress/Egress will be provided through a perpetual easement on a flag
lot. The flag lot has 30' of street frontage per UDC 11-2A-3. The proposed common driveway is 20' wide,
115' long and paved with a surface capable of supporting fire vehicles and equipment per UDC 11-6C-3
Landscaping, provided by the owner, is proposed at a 25' buffer along Ustick and at a 2.5' +/- buffer at
Curt Dr. ACHD currently has a planned 6' buffer and 5' detached sidewalk at Ustick St. Owner proposes
to provide landscaping, maintained by their neighborhood association and compliant with UDC 11-36 in
the remaining 14'. Owner proposes to install landscaping, maintained by their neighborhood association
at the 2.5' +/- from the back of the required attached sidewalk along Curt Dr. Landscaping will be
installed to accommodate the existing and proposed elevations of Curt Dr. and Ustick Rd. including all
proposed appurtenances. An easement is proposed at each property for the landscape buffer.
A 5' attached sidewalk installed by owner and per the ACHD supplements to the ISPWC is proposed
along Curt Dr. ACHD has a detached sidewalk proposed along Ustick, including a pedestrian ramp at Curt
Dr. as part of the Ustick Road, Meridian Rd/Locust Grove project #512008. Owner proposes to
coordinate with ACHD for the installation of an ADA compliant pedestrian ramp. Proposed ramp would
encompass the S' attached sidewalk at Curt Dr. and be per ACHD Detail SD 712 H7 or similar.
Water and sewer are currently provided to each proposed property. Plans of these have been included
in the submittal for reference. Electricity to each property is proposed by Idaho Power and gas by
Intermountain Gas. Owner will coordinate with the respective utilities for the provisions of these down
the utility easements provided at the flag lot adjacent the common driveway.
Pressurized irrigation is proposed for the landscape buffers and each property. Irrigation is proposed to
be provided by the owner at a point of connection near the Southeast corner of the property as directed
by and coordinated with Nampa/Meridian Irrigation. The pressurized irrigation will be maintained by the
owner's neighborhood association.
A 6' wood privacy fence is proposed at the back of the landscape buffer along Ustick and along the
property line at Curt Dr. This fence will be coordinated as to not interfere with the sight triangles
required per UDC 11-3A-3.
The design is in conformance with all requirements and provisions of the UDC, acceptable engineering,
architectural and surveying practices and local standards.
There are no existing buildings on the property. The small section of metal fencing along curt will be
removed.

Per Unified Development Code (UDC) 11 -5A -5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
