Broadway Ave., Suite 300 Meridian, Idaho 83642 RE: East Ridge Estates – H-2016-0137 Dear Mayor and Council Members: We respectfully submit this letter for your consideration as part of the East Ridge Estates application for annexation, zoning and preliminary plat. East Ridge Estates is a 117-residential lot subdivision proposed for a 40.99-acre parcel of property in South Meridian. Situated west of the Eagle Road and Lake Hazel intersection, this neighborhood will increase South Meridian’s variety of residential housing types. East Ridge Estates is designated Medium Density and Low Density Residential on the Meridian Comprehensive Plan Future Land Use Map (FLUM). medium density residential areas are anticipated to contain between 3 and 8 residences per acre; low density residential areas are anticipated to contain up to 3 residences per acre. The total gross density for East Ridge Estates is 2.85 residences per acre and is consistent with Meridian’s Low Density Residential land use designation. Meridian’s FLUM identifies a major Commercial Neighborhood Center less than ¼ mile west of East Ridge Estates; the planned 7 Lake Hazel Road on the south boundary; and the 77-acre South Meridian Regional Park just across Lake Hazel to the southwest. In fact, the neighboring parcel to the west, which has submitted written opposition regarding the proposed density, is designated Medium and Medium High which will be developed up to 15 units per acre. As you may recall, Lake Hazel Road is planned as a 7-lane arterial and a major east-west transportation corridor. In considering East Ridge Estates, we cannot look at what is there today, we must look at what is planned for the entire area for the future. Sincerely, Jim D. Conger
