Volterra Heights Phase 2 subdivision is located south of West McMillan Road and west of N. Ten Mile Road containing approximately 9.4 acres. The site is located in the City of Meridian with a zoning designation of R-8 and was preliminary platted under the name Volterra Subdivision. The site is bordered to the east by phase 1 of the Volterra Heights Subdivision, to the west is Volterra Heights which was preliminary platted with this property. To the south is an agricultural property and the north is W. McMillan Road. The project originally consisted of 28 buildable lots and 4 common lots for a total of 32 lots in this phase. The modification is to make the lots bigger and to reduce the number of lots to 26 buildable and 7 common. The common lots are to be owned and maintained by the developments Homeowners Association. All of the lots in Volterra Heights Phase 2 front on public streets and will have access to public utilities located within or adjacent to these Rights of Way. Sewer and potable water is provided to the site via the existing lines installed in the previous development. Pressurized irrigation will be provided to each lot in the subdivision. The pressurized irrigation will be supplied from surface irrigation water stored in a pond located in a future phase. The system will be owned and maintained by the Homeowners Association. The submitted plans were designed to comply with the Ada County Highway District, the City of Meridian Unified Development Code and acceptable engineering and survey practices as defined by local standards.
