Please accept our Certificate of Zoning Compliance application and this brief narrative of the design
intent and history of the site/building. Capitol Distributing: Grocery Wholesale is a division of Jackson's
Food Stores whose headquarters are next door, 3500 E. Commercial Ct. The owners have moved
forward with expansions in the past; the most recent work done at this site was in 2013. There are two
project numbers associated with this: CZC-13-015 & DES -13-017. These permitted a previous expansion
to the original warehouse.
The proposed project is to once again increase their ability to store a mix of products for all the
convenience stores they distribute to throughout multiple states. The new addition of 9,019 Square Feet
will be a Concrete Masonry Unit construction to match the existing warehouse. Three new loading docks
would deliver/pick up from the new addition (as seen on the Site Plan). The warehouse will house new
storage shelving and equipment to facilitate their operations.

Please accept our Design Review application. In this letter, I will explain how this project fulfills particular
requirements set forth by the City of Meridian Architectural Standards Manual.
Architectural Character:
The owners of Capitol Distributing have moved forward with expansions in the past; the most recent
work done at this site was in 2013. There are two project numbers given by the City of Meridian
associated with this: CZC-13-015 & DES -13-017. These permitted a previous expansion to the original
warehouse. With that stated, the architectural aspects of this expansion are proposed to match the
construction material and aesthetics as before (Sheet A2.1). The proposed building expansion does not
face a public space, public roadway nor visible from a residential neighborhood.
The design is meant to expand the storing capacity of a growing company by matching the scale, form,
and elements of the recent expansions to the warehouse. Concrete masonry units (CMU) will be the
primary building material (8x8x16, smooth finish, painted white), along with steel overheads doors and
new hollow metal doors for employee only access. The lighting scheme proposed for the expansion
would be similar to the previous expansion. There is no electrical design (by a licensed electrical
engineer) at this moment, however, the new light fixtures would be a fluorescent wall mounted, rugged,
die-cast, single piece aluminum housing for about 46 wattage light. The site is on an industrial zoned,
not near nor visible from a residential neighborhood. There will no new signage nor illuminated signage.
Parking Lots:
As you will see on the Site Plan (Sheet SP1.0), there is an existing parking lot area for employees and
visitors. This parking lot will remain the same.
Pedestrian Walkways & Facilities:
The proposed project is to once again increase Capitol Distributing's ability to store a mix of products for
