Current Owner the lot: Dan Sweig; 2D,LLC 1938 E Franklin Rd. Meridian, Idaho 83642 208.275.8901. We are seeking Design Review approval for the proposed flex space building in an existing subdivision on approved and platted lots. The lot is number 19 block 1, Sparrowhawk Sub. #3. The lot consists of 1.356 acres and faces Franklin bit is set back from Franklin by an approximate 130 feet from edge of current pavement. There is an existing large grass and mature tree landscaping swale between the Franklin Rd and the remaining part of the lot that is being developed. The lot is flat and is and will be accessed on 3 sides by parking access isle or already developed subdivision circulation and access roads. The lot is flat and allows for emergency vehicle per the current Meridian requirements. The building is neighbored by a one story professional Orthotics company to the west and will share cross access entry and circulation. To the north are 3 existing flex space buildings that are occupied by businesses, a Flag and Pole company, An Archery indoor range and sales, a Water treatment company and a contractors business. To the east and across an access road is a single story professional office. To the south and across Franklin Rd. is a single story storage/ mini storage facility as a public access business. The proposed building is single story and basically 70 feet by 150 feet rectangle. The building has the potential for 1 to 5+- tenants with 5 store front entries with store front side glass on both sides of the doors. The building is also service with 5 over head doors on the back of the building to service the garage areas of the facility. The five front doors are protected by steel awnings that also add to the architectural elements of the project. The finish materials on the front of the building that also wrap around the sides will be a stone like veneer wainscot that fills in between accented thicker wall elements that also will be taller than the typical front wall. The accented pop out wall elements at the front doors will no less than 6 inches thicker than the typical wall and will be an approximate 2 feet taller than the typical front wall. These pop outs will also be treated with an accented stucco color different than the main body stucco color. The front and side elevation will also have raised accent bands of an approximate 8 to inches wrapping across the front and side in the recessed face of the walls. These accent bands will also be of an accented color to match the front door pop out surrounds. The taller walls of the garage areas will also have top of wall banding on the front and two sides but will have a monochromatic color finish to match the wall body color.
