Dear Josh Beach,
On behalf of my Client KGA Development LLC, please accept this revised application for a
preliminary plat application and alternative compliance for the subject site located at 1318 NE 4`h
Street. This application has been submitted in accordance with City of Meridian's Unified
Zoning Code and Comprehensive Plan.
Preliminary Plat
This application is requesting to subdivide 1.81 acres into 21 buildable lots and 4 common lots.
The subject site is zoned R-15, the proposed net density for the site is 12.80 dwelling units per
acre.
Each lot will have its own sewer and water lines servicing each unit individually.
The site will have two access points, a common drive coming off of the newly constructed 4th
Street and a second common drive coming off of Badley Ave. Each common drive will be
owned and maintained by the HOA.
The applicant will be dedicating and improving public right -of --way to continue 4th Street to East
Badley Avenue, giving the City of Meridian the continuation of 4eh Street to East Badley.
At this time, no variance is being requested and CCR's will be submitted with the final plat
application.
Elevations and Styles of the Buildine
There are 11 buildings being proposed, a majority of the units will be townhomes, Lot S, Block 1
will be a detached single-family residence, making the grand total of 21 residential
buildings/lots.
Each townhome along 4th street will have garages modulated, as well, each individual townhome
will have unique architectural features to ensure each townhome remain distinct and apart from
one -another. Please see the attached example rendering included within this packet.
Alternative Compliance Request
In addition to the preliminary plat application we are requesting an alternative compliance, to
allow a 5' sidewalk adjacent to the common driveways. City of Meridian's standards call out a
5° landscape buffer, however, we feel the sidewalk will allow a great opportunity for a
connectivity point in-between the two residential areas.
Summary
With its walkable location to the City of Meridian's Old Town, we strongly feel that this in -fill
application allows for a diversity of housing options that are needed within the downtown core of
Meridian. Being so close to shops and restaurants allows these future residents the ability to
walk and bike into downtown, allowing for a sustainability that many people find desirable.
Overall we feel that this will he quality development and will be an asset for the City of Meridian
and request approval of our application.
