To Whom It May Concern:
On behalf of our client, M3 Companies, please accept this request for Rezone and Preliminary
Plat for the Tree Farm Subdivision located at 4740 W Chinden Blvd, Meridian, Idaho. The parcel
number for the subject property is SO422325401 and SO422233750. The proposed
development includes a total of 179 lots on 61.72 acres.
Rezone
The request is to rezone a portion of this property from R-2 (Low Density Residential) (10.17
acres), R-8 (Medium Density Residential) (33.84 acres) and R-15 (Medium -High Density
Residential) (.31 acres) to R-4 (Medium -Low Density Residential) (44.26 acres) AND rezone C-
C (Community Business) (.27 acres) and R-15 (Medium -High Density Residential)(154 square
feet) to R-8 (Medium Density Residential) (.3 acres). The requested zoning designation is R-4
(Medium -Low Density Residential) and R-8 (Medium Density Residential) which is consistent
with the City of Kuna Comprehensive Plan Future Land Use Map for the project area and will be
more conducive to the types and sizes of lots that are proposed for this and the surrounding
developments. The existing zoning to the north is RUT (Rural Urban Transition, ADA County),
south is R-15 (Medium -High Density Residential), to the west and east is R-8 (Medium Density
Residential).
Preliminary Plat
The design of the project is intended to complement the existing single-family residential uses in
the area. The 61.72 acre property will be divided into 179 lots, which will include 161 single-
family lots, 3 driveway lots, and 15 common lots. The smallest lot will measure 6,825 square
feet and the average lot size will be 10,208 square feet. There will be 2.61 dwelling units per
acre. The open space and landscaping is designed to meet the minimum requirements set forth
in the Meridian Unified Development Code.
There are adequate public services available to this area to serve the subdivision. Sewer and
water utilities will be extended into the site from existing main lines in surrounding
developments. The development will be served with public sewer by the City of Meridian.
Domestic water and fire protection water will be provided by Suez Water. The development will

receive irrigation water from Settlers Irrigation District and the pressurized irrigation system will
be operated and maintained by the Tree Farm Homeowner's Association. Storm water will be
retained on site and designed by a civil engineer in accordance with City of Meridian and ACHD
requirements.
The enclosed applications have been submitted in accordance with the requirements of the City
of Meridian. The development has been designed in accordance with the City of Meridian's City
