VERRASO VILLAGE 3
Verraso is an intriguing development consisting of 32 high end homes built in duplex style
surrounding an incredible courtyard plaza adorned with immense landscaping and prolific
fountains that create a "zen" like atmosphere. The project is basically phase 3 of the already
approved Verraso 1 & 2 and consists of 2 1/2 +/- acres with an abundant amount of open space.
Each 1800 plus square foot residence is all stucco with either cement siding or metal
enhancements. The architectural lines are articulated and varied. There are several elevations
and colors creating unique, organic structures. Each residence has a 2 car garage and an
additional 2 car driveway. The courtyard and perimeter landscaping will provide privacy and
luxury. As mentioned phase 1 received not only unanimous approval but acclaim from the
Meridian City Planning and Zoning Commission as they described the project as "Creative",
"Well thought out", and "Exciting". Adding to a well planned and ideal locale of phase 1 make
Verraso Village the next big thing. Phase 1 is the best project year to date ever constructed in
the city of Meridian. It is a fresh contemporary retro design that stimulates the imagination and
inspires the artist in all of us. With careful and painstaking use of articulation and modulation
your senses will thank you over and over again. It consists of 32 spine -tingling 1825 square foot
up -scale residences adorned around the first of its kind courtyard that has never been
witnessed in the greater Treasure Valley. Fountains add peaceful sounds of water as well as

other fragrant flowers, Verraso Village 2 will hold you and all of your five senses hostage. It will

modification is asking to reduce the northern landscape buffer to 5' on the residential side and 5'
on the commercial side. In a common sense approach the city will be able to see that beyond
the 5' landscape buffer is a 20' private lane as well as a 20' driveway and then a 20' garage.

Development Agreement Modification
Modify the required buffer from 25' to 5' between the southern property line of the 4
remaining Tecate lots and Verraso 3. A 25' landscape buffer is a requirement between
